When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

 While at your side each step of the way, we will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. We will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.

Buying a Home in Easy Steps!

  1. Decide to buy a home 
  2. Talk to your financial institution or mortgage broker for pre-approval so you know what you can afford and what you need to do to be able to make your purchase
  3. Contact Carma or Roxanne your local realtors who love buyers, and love to help!
  4. With help from us, we will discuss your preferred community, area, must haves and any dislikes, then we review the market and quickly send you listings for your review
  5. You let one of us know which properties you are interested in viewing and we will set up the "showing appointment" for you.  Once set up, we meet at the first appointment and start the tour.
  6. We will give you a printout of each property and we will provide additional information on the property that is realtor only information.
  7. We will discuss the current market and let you know how soon we think you may need to offer due to the amount of activity
  8. If you decide to offer on a property, we will let you know the details that we will need to help us prepare an offer on your behalf.  Ex: how much of a deposit? Any inspections? When would you like possession, to name a few.
  9. We prepare an offer and then send the paperwork usually by docusign or in person if that works better.  Once you sign then the offer gets presented to the seller(s) for acceptance or counter offer.  They will have a deadline to respond based on your offer.  
  10. If your offer is accepted then you will have a date which you will need to get your deposit to the buyer brokerage, which we will discuss.  This is usually between $1000-$5000 or more depending on the transaction and is recognized as part of your down payment money.  
  11. If your offer is not accepted, then if you choose to do another offer, it becomes a new offer to purchase and gets presented with hopes of acceptance.
  12. Now we work on satisfying any conditions such as financing, a home inspection, sewer inspection, gas line check etc...once you have the financing approval letter then Carma and I will set up your inspection appointments on your behalf. Once you review the inspection reports and if they are to your satisfaction then we remove the conditions and you officially bought a house and we wait for possession.  If you don't meet financing or not satisfied with an inspection then you withdraw from the sale, receive your deposit back and move on.
  13. If we remove all conditions, we will discuss your choice of lawyer and get you to contact them once conditions have been removed.
  14. While waiting for possession, you will arrange your house insurance, address change/mail forwarding, how you will move your furniture, contact the local town/city fo, sewer, garbage, recycling, contact sask energy and/or sask power, internet provider to make sure everything is in place when you take ownership.
  15. Now its "Possession Day"!  You will meet with one of us once we let you know that the lawyers have given us permission to officially hand over "the keys".  We walk thru the property, make sure everything works as it should, take pictures of meter readings, make sure all items that formed part of the agreed sale are present and hand over the keys!  Of course "Our Thanks" and appreciation is expressed as well!
  16. Congratulations, you bought yourself a home!  Remember we are here to help you every step of the way!
